Our Tacoma appraiser, Seattle appraiser, and Olympia appraiser service the lower Puget Sound area and typically have a 3-5 business day turn around on most reports. The more complex the property the longer the final product will take. United Valuations will attempt to schedule the appointment on the same day the order is placed. What qualifications must appraisers have?

At minimum, all states require appraisers to be state licensed or certified in order to provide appraisals to federally regulated lenders.

Here at United Valuations, our residential appraisers serving Seattle, Tacoma, Olympia, and surrounding areas are FHA approved certified appraisers. What does this mean? Our appraisers have more experience, and more education than the basic licensed appraiser.

What are the components of an appraisal report?

Typically the report will generally consist of: a description of the property and its locale; the appraiser will provide analysis of the highest and best use of the property; an analysis of sales of comparable properties, and providing information regarding current real estate activity and/or market area trends.

What are the most important considerations in the valuation of real property?

Our Washington appraisers will determine a value indicated by recent sales of comparable properties and what the market has to offer; in some cases the current cost of reproducing or replacing a building; and what the value of the property's net earning power would support, could be included and are important considerations in the valuation of real property.
